The inspection includes these areas of the home:
- Roofing System
- Foundation & Crawl Space
- Structural Components
- Exterior (doors, windows, siding)
- Fireplace/Heating Stoves
- Garage/Carport
- Interior (doors, windows, floors, walls, ceilings, stairs)
- Attic, Ventilation, & Insulation
- Plumbing System
- Electrical System
- Heating & Cooling Systems
- Bathrooms, Laundry, & Kitchen
For no additional fee, the interior will be scanned with a thermal imaging camera. We may also utilize a moisture meter, a gas leak detector, and a carbon monoxide detector during the home inspection. These are all completely non-invasive processes.
Additional Inspection Services
Radon Testing
An odorless and invisible gas, radon is responsible for contributing to serious lung ailments in exposed individuals—including cancer. For your peace of mind, Radon Testing needs to be conducted before finalizing the purchase of your prospective home. We’ll use specially-designed monitoring equipment to assess the radon levels, determining whether or not the gas concentration is under a safe threshold.
Detached Structure Inspection
We’re able to inspect structures that are detached from the primary living space. This can include garages, sheds, workshops, barns, guest houses, and other types of outbuildings. We’ll inspect the building thoroughly to learn about any issues so that you can seek out the proper solutions to put into place.
Re-inspections
After the standard repair addendum was submitted to the seller of the home, did they agree to fulfill some or all of those requests? If the answer is yes, we strongly encourage you to schedule this inspection service. We’ll return to the property once the repair work has been completed to look over those areas of the home one more time—ensuring that the components were repaired or replaced to a high standard so that you can move forward confidently.
Pre-Offer Inspection
Before you even make an offer on a home, you can schedule this preliminary inspection service. We’ll take a thorough look around the home in an effort to identify serious issues that you’ll want to be aware of before going any further with a potential investment. This is a limited inspection that only covers major components.
4 Point Inspection
For a home to be eligible for an insurance policy, many agencies will require this inspection service to be performed prior to a real estate transaction. Four critical structural and mechanical systems will be inspected—the roofing system, plumbing system, electrical system, and HVAC system. As long as these systems meet the insurer’s minimum property standards, you should be able to qualify for coverage.
Walk & Talk
We’re more than happy to schedule a meeting with you at the home to walk you through the property. We’ll point out any glaring issues that give us pause, discussing the nature of those issues with you so that you know what to expect before taking any additional action as a prospective homebuyer or seller.
Pre-Listing Inspection
Before you rush into listing your home for sale, you need to consider having the property professionally inspected. We’ll evaluate the entire home for existing issues, providing insights about deficiencies that you can fix to boost the value of the home and to avoid deterring prospective buyers.
New Construction Phase Inspections
New home construction can also be inspected at multiple phases throughout the build—including pre-foundation, pre-drywall, and one more inspection prior to the builder’s final walkthrough. Inspecting the home this many times while construction is active allows us to pinpoint issues and oversights before they get covered up by the application of new building materials. This goes a long way toward ensuring that hidden issues don’t bloom into more substantial problems later down the road.
New Construction Inspection
As construction is being finalized on your prospective new home, we highly recommend scheduling this inspection service. We’ll perform a top-to-bottom evaluation of the property’s condition, uncovering mistakes that were made over the course of construction, including potential safety issues. While a transaction is still ongoing, you’ll have time to seek corrections for these issues so that you don’t end up paying out of pocket.
Loan Draw Inspection
Having an unbiased third party keep tabs on new home construction throughout the build can help keep progress moving forward smoothly—and it can also ensure that loan compliance is being met to prevent future litigation. We’ll begin by thoroughly reviewing the contract for the construction loan, proceeding to inspect the build site on several different occasions to confirm that those terms are being met every step of the way.
Commercial Property Inspection
Whether you’re investing in a small business location, multi-family units, apartment complexes, or you are going in with several partners on an industrial facility, we can inspect the buildings on the commercial site. We’ll investigate the condition of the structures and the installed mechanical systems, providing a detailed inspection report that will facilitate a protected investment.
11th Month Warranty Inspection
Have you recently purchased a new home? Chances are, it will be protected by the builder’s warranty for one full year. Toward the end of that time period, consider scheduling this inspection service. We’ll methodically inspect the home inside and out, identifying issues that have emerged since your closing date so that you can see if the cost of repair work will be covered by the warranty.
Baltimore City & Baltimore County Rental Inspections
In recent years, it has become a requirement for Baltimore properties to be professionally inspected before they can be legally listed for rental, then every two years thereafter. We’ll conduct a comprehensive inspection of the property, investigating potential safety and maintenance issues so that you know what needs attention before renting out the dwelling. We will provide you with the required forms and photos.
Home Maintenance Inspection
This inspection service will help you develop a sensible home maintenance plan, including tips on how to perform specific maintenance tasks yourself. We’ll thoroughly inspect the home’s readily accessible features, taking note of areas in need of routine maintenance, and specifying exactly what sort of attention those areas of the home require. We recommend scheduling this service annually.
